Acquisition/Sale

Exposure to North America’s major real estate markets enables HERONGATE to offer investors a wide range of investment opportunities. In its capacity as consultant to international investors, HERONGATE provides advice on investment strategy, site evaluation and selection, and offers specific acquisition recommendations.

Clients may avail themselves of HERONGATE’s expertise in the areas of purchase negotiations, implementation of due diligence work and property takeover functions.

For its clientele, HERONGATE will analyze the financial market conditions and tax situation and develop a strategy for the eventual sale of property. It will perform the marketing and implement the closing of the sale.

Taking advantage of the strong investment market for US real estate HERONGATE has sold in 2004 four properties under its management at prices ranging between 140% and 220% of their acquisition costs.

Property Management

HERONGATE in 2004 has managed a real estate portfolio of approx. 600.000 SF including office, warehouse, and retail uses. The company specializes in the management and leasing of office buildings, industrial/warehouse and retail properties. Site management activities are either carried out on a sub-contract basis by local property management firms at distant locations or conducted in-house for Bay Area properties.

Asset Management

In an effort to insure the ongoing competitiveness of real estate properties, HERONGATE regularly surveys local market conditions and trends and evaluates the competitive position of its real estate portfolio.

Remediation of Distressed Properties

HERONGATE develops the strategies needed for the individual property’s recovery and implements this remediation plan. Measures include building up-grades, remodeling and other measures necessary to enhance the property’s competitiveness in the marketplace.

Corporate Management

HERONGATE was involved in structuring, organizing and it currently manages a number of limited partnerships and limited liability companies which were established in response to individual investor criteria and objectives. It provides specialized expertise in accounting, financial budgeting, reporting and income tax services, with specific know-how for offshore investors’ financing and cash management needs.

Leasing

During the US real estate crisis in the early 90ties, HERONGATE had the opportunity to prove its leasing skills under the most adverse market conditions experienced in the US since the Great Depression.

Financing

Through a wide network of real estate lenders, HERONGATE has access to real estate loans for construction purposes or short to long-term take-out financing. It has extensive experience in implementing loan closings.

Project Management

Tenant improvement, building renovation and rehabilitation projects are generally identified and implemented in response to feasibility studies and conclusions. HERONGATE has conscientiously applied its skills to maximize returns for its investors by identifying hidden opportunities and realizing an asset’s full potential.

Development

Although not a full-scale developer, HERONGATE has developed expansions of existing facilities and new construction of buildings in its portfolio. To ensure the highest and best use of an investor’s real estate asset over the short and long term, the company conducts feasibility studies, develops comprehensive management plans as well as cost/benefit analyses.

Investor Services

HERONGATE provides a wide range of services to its off-shore clients including preparation and filing of US income, gift and estate tax returns, investment of investor funds, estate planning as well as advice in the area of immigration and Visa applications.
